Attractive payment plans matter because they shape cashflow. A 60/40 split with 40% post-handover means you only have 60% of the price in by the time the unit's earning rent, which lifts effective yield in the early years. How Dubai off-plan payment plans actually work

A Dubai off-plan payment plan splits the price of a property into instalments tied to construction and (sometimes) post- handover milestones. RERA rules require developer collections to flow into an escrow account per project, and every milestone-triggered instalment is disclosed inside the Sales & Purchase Agreement (SPA). That's what makes off-plan cashflow planning tractable in the first place: the schedule is contractual, not a marketing promise.

The four payment-plan shapes Dubai buyers ask about

Four plan shapes dominate 2026 Dubai off-plan launches. Each has its own cashflow profile and its own natural buyer.

  • Post-handover plans — 20–40% of the price is pushed past the handover date, split across 12–60 monthly instalments after keys change hands.   • 1% monthly plans — the buyer pays 1% of the price every month for a fixed period (typically 60–80 months). Some 1% plans are pre-handover only; others stretch across the handover milestone. Popular with mid-market Azizi, Samana and Binghatti launches. Total price is the same as any other plan — the flexibility is purely a cashflow shape.

  • 60/40 plans — 60% pre-handover, 40% either at handover or split into a short post-handover tail. Lower construction-phase burden than 70/30 in exchange for a larger handover cheque (or a longer commitment past keys).

Worked example: AED 1.7M unit on a 60/40 split with a 2-year post-handover tail

Take a median-priced Dubai project at AED 1.7M on a 60/40 with 20% of the price paid across 24 months after handover. The cashflow looks like this:

  • Booking (20%): AED 340,000 due at signing plus a 4% DLD transfer fee of AED 68,000 and about AED 4,000 in Oqood/registration fees.
  • Construction (40%): AED 680,000 spread across the build (typically 24–36 months), broken into four to six milestone-triggered instalments (piling, structure, MEP, finishing).
  • Handover (20%): AED 340,000 due when the developer signs the unit over.
  • Post-handover (20% across 24 months): AED 14,167/month for two years after keys — typically covered in full by rental income on Dubai stock at 6–8% gross yields.

Total cash outlay by handover: about AED 1,360,000 (60% of the price), with the remaining AED 340,000 paid across the two years the unit is already earning rent. That's the whole attraction of post-handover plans: the balance is paid from cashflow the property itself generates.

Which payment plan suits which buyer

  • Buy-to-let investor — post-handover plans (60/40 or 1% monthly) win outright. Rent covers the tail, effective early-year yield lifts by 100–250 basis points relative to a front-loaded 80/20.
  • Resident end-user — 70/30 or 80/20 is often cleaner: the schedule closes at handover, and a UAE mortgage (up to 50% LTV on off-plan for first-time buyers) can bridge the final cheque. No monthly instalments competing with mortgage repayments once you've moved in.
  • Golden Visa buyer — the AED 2M threshold is calculated on the SPA price, not the amount paid to date, so any plan shape qualifies. Post-handover plans let Golden Visa buyers deploy less capital up front while still qualifying. See the Golden Visa shelf.
  • Flipper (secondary-market resale) — plans with a low pre-handover threshold win, because you can transfer the SPA to a secondary buyer once the developer's minimum-paid threshold is met (usually 30–40% of price). 1% monthly and 60/40 plans hit that threshold slower than 70/30 but leave more room to price in a flip premium.

How to read a payment schedule on a project page

Every project card below links through to a payment-plan block with a fixed anatomy. Five numbers matter:

  1. Booking % — the down-payment. Usually 10–20% on Dubai off-plan, sometimes as low as 5% on 1% monthly plans.
  2. Construction milestone breakdown — how the during-construction portion is triggered. Piling, structure, MEP and finishing are the four canonical milestones; developers subdivide them differently.
  3. Handover % — the cheque due when keys change hands. This is the number most buyers plan around (mortgage bridging, resale timing, occupancy).
  4. Post-handover months — zero on 70/30 and 80/20 plans; typically 12–60 months on post-handover plans, with 24 and 36 being the most common tails in the current catalogue.
  5. DLD + registration fees — always the buyer's cost, always 4% of the SPA price + about AED 4,000 Oqood. Not part of the plan itself, but part of the total cash-to-close.
