Snagging
Pre-handover inspection where the buyer (or a professional inspector) identifies defects for the developer to fix before keys are handed over.
Snagging is the buyer's pre-handover quality inspection. Defects — from cosmetic issues to functional problems with finishes, fixtures and MEP — are documented and submitted to the developer, who is contractually required to rectify them before final handover. Many UAE buyers hire third-party snagging companies (typical fee AED 1,500–3,000 per unit) for an objective assessment.
FAQ
How much does professional snagging cost in Dubai?
AED 1,500–3,000 per unit is typical for a one-bedroom or studio; larger units and villas cost AED 4,000–10,000. Most snagging companies offer a follow-up de-snag inspection.
Should I do snagging myself or hire a professional?
Hire a professional. Snagging companies have moisture meters, thermal cameras, MEP testing kits and an experienced eye for hidden defects.
What’s the difference between snagging and de-snagging?
Snagging is the initial defect inspection before you accept handover. De-snagging is the follow-up inspection after the developer has rectified the listed defects.
