UAE off-plan glossary
Freehold
Ownership category that grants a buyer outright, perpetual ownership of the unit and a proportional share of the land.
Freehold property in the UAE can be owned outright by any nationality in designated freehold areas. Dubai opened freehold ownership to foreigners in 2002; most master-communities (Dubai Marina, JLT, Downtown, JVC, Damac Hills) are freehold. Other emirates have more limited freehold zones — Abu Dhabi reserves some areas for GCC nationals and offers leasehold elsewhere.
FAQ
Can foreigners own freehold property in Dubai?
Yes — since 2002, in designated freehold areas. The list now covers most of Dubai’s premium and mid-market communities. See our /dubai/freehold-areas page for the full list.
Is freehold or leasehold better in Dubai?
Freehold for investment purposes — you own the land and the property in perpetuity, with full right to sell, lease, gift or pass to heirs. Leasehold is rare in Dubai.
Are there freehold areas in Abu Dhabi?
Limited. Saadiyat Island, Yas Island, Al Reem Island and Al Raha Beach are foreigner-eligible freehold/long-leasehold zones.
