Ejari

Dubai's mandatory tenancy registration system; every Dubai rental contract must be registered on Ejari to be legally enforceable.

Ejari (إجاري, “my rent”) is RERA's tenancy registration system in Dubai. All tenancy contracts must be registered on the Ejari platform; an Ejari certificate is required to obtain utilities (DEWA), residency visas linked to the lease, and to enforce rent disputes at the Rental Disputes Centre.

How much does Ejari registration cost?
The standard Ejari fee is AED 220 (AED 195 + 5% VAT) when registered online via the Dubai REST app, or AED 295 at a typing centre. Renewals cost the same.
How do I register Ejari online?
Use the Dubai REST app or the Ejari portal. Upload your tenancy contract, Emirates ID, and a copy of the landlord’s title deed or trade licence. Most registrations complete in under 24 hours.
Who pays for Ejari registration, landlord or tenant?
By convention the tenant pays, but the contract may specify otherwise. Either way Ejari registration is legally required.
Do I need Ejari if I own the property?
No. Ejari only applies to tenancy contracts. If you’re the registered owner, your title deed is your proof of ownership.
